Project Overview:

One Overton Park, constructed in 2002, is a 407,000 square foot office building located in the Northwest submarket of Atlanta, GA. The building is owned by FSP One Overton Park LLC and managed by Hines. The Hines property management team and the building owner were motivated to highlight the already "green" components and management practices of the facility.  LEED for Existing Buildings provided a recognizable metric for showcasing One Overton Park's sustainable practices.  Hines contracted with Leonardo Academy in August of 2008 to perform a LEED Assessment to explore what would be needed to meet the LEED-EB requirements at varying certification levels. After much consideration, it was determined the building would strive for LEED Gold certification with Leonardo Academy providing consulting services. The LEED-EB implementation effort began in September 2008. The project had a three-month performance period that lasted from November 1st, 2008 to February 28, 2009. The building was awarded LEED-EB: O&M 2008 Gold Certification.

“As part of tenant education and outreach the property management team developed a "Go Green" campaign to help raise awareness of and participation in the sustainable actions being implemented in conjunction with and as part of the LEED-EB certification project."

Participating in LEED-EB and achieving LEED-EB Gold certification has produced a number of benefits:    

  • Achieved Energy Star rating of 92 which correlates to a 50% reduction in emissions compared to the average building
  • Tracked, recorded and reported greenhouse gas emissions generated by the project building and associated grounds through Leonardo Academy’s Cleaner and Greener® program
  • Implemented a green cleaning program in the building with contracted assistance from ABM
  • Diverts 53% of the building’s waste stream through a revised waste reduction and recycling program
  • Reduced potable water used for irrigation by 61 percent
  • Installed and maintain native plantings over a 45,242 Square Foot area adjacent to the site
  • Implemented a “Go Green” program that increased occupant interest and involvement in environmental aspects of building operation
