The building representatives contracted with Leonardo Academy in January of 2009 to perform an assessment to explore what would be needed to meet the LEED-EB requirements at varying certification levels.

Key Project Information

The Union Center Plaza III Building, constructed in 2001, is a 252,992 square foot office building located in downtown Washington, DC. The entire building is leased by the Federal Government (GSA/Department of Education). The property management team and the building owner were motivated to expand and highlight the already "green" components and management practices of the facility. LEED for Existing Buildings provided a recognizable metric for showcasing the building’s sustainable practices.

“Staff education and outreach of the LEED-EB process have been at the forefront. Exemplary performance was achieved through a high score in the buildings cleanliness as determined by the APPA audit, heat island reduction through 100% of parking spaces located under cover, 97% occupant controlled lighting, and 100% green cleaning products utilized.."

Results
After consideration of the assessment analysis, it was determined the building would strive for LEED Silver certification with Leonardo Academy providing consulting services. The LEED-EB implementation effort began in August 2010. The project had a three-month performance period that lasted from October 1, 2010 to December 31, 2010. The building was awarded LEED-EB: O+M v2009 Gold Certification, which was above and beyond their initial goal.
Participating in LEED-EB and achieving LEED-EB Gold certification has produced a number of benefits:

  • ENERGY STAR Label with a rating of 83, which correlates to a 30% reduction in emissions compared to the average building.
  • Tracked, recorded and reported greenhouse gas emissions generated by the project building and associated grounds through Leonardo Academy’s Cleaner and Greener® program.
  • Installed 98 large recycling boxes for paper recycling and 22 large blue recycling containers for glass, aluminum, and plastic throughout the building leading to a recycling rate of 55%.
  • Reduced potable water used for plumbing fixtures by 23.53% from baseline.
  • Conducted infrared testing for the equipment, façade, and windows to find the overall energy efficiency with two minor repairs necessary.
